What is the Home Energy Rating System (HERS)?

The Home Energy Rating System (HERS) provides a standardized evaluation of the energy efficiency of new homes. Established by the Residential Energy Services Network (RESNET), the HERS index runs from 0 to 100, with more energy efficient homes scoring lower on the the scale.

How are new homes rated?
Pre-Construction
  • A certified home energy rater will analyze the home's construction plans.
  • Based on the the home plans, the rater will generare a projected HERS index.
  • The rater will work with the home builder to identify and implement energy efficiency improvements necessary for the house to meet Energy Star requirements.
Post-Construction
  • The rater will perform an on-site inspection of the new home, including a blower door test and a duct test.
  • The results of the tests will be analyzed along with the rater's initial plan review, and the home's HERS index will be determined.

Getting a HERS Rating

HERS is more than just an evaluation or assessment—it is a tool used by the mortgage industry. A home must have an energy rating to qualify for an energy efficient mortgage or to be labeled as an Energy Star home.
